NOI : Net Operating Income = (past 12 months (income minus expenses)
Pro Forma : A projected value, not an actual number. (all decisions should be based off actual numbers , not pro forma (only to be used to understand seller’s point of view)
Cap rate : Actual return on investment (each asset type has it’s own local market cap rate, useful when evaluating income producing properties. )
